Condo Association Guidelines---in random order and selection
1) There is a no wait period if you wish to rent out your unit. Rentals must be a minimum of
one month with a maximum of 6 times per year. All tenants must be approved by Association.
2) The buyer approval application fee is $150 per person. A husband/wife is considered
one applicant as are a parent/dependent child.
3) Pets are allowed up to 25 lbs. No reptiles are allowed. Animals cannot be left out on
your patio unattended. No dangerous breeds are allowed, including but not limited to Pit bulls,Rottweilers, Dobermans, German Shepherds and Chows. Dogs are not allowed to be walked, carried or wheeled around the community. Dogs that continually bark later than 10 pm or earlier than 7am are subject to being removed if the problem is not corrected.
4) No bicycle storage or drying of clothing or towels is allowed on your patio or on catwalk.
5) All refuse shall be properly and securely bagged, then placed down the trash chute located by the elevator.
6) The association has 2 pools. The pool at the rear of Building 7 is for casual swimming. The pool at the rear of Building 4 is for casual swimming and swimming laps. Usage of the swimming pool is permitted between 7 am and 9 pm. Children under 12 must be accompanied by an an adult. Floating devices can be used in the pools. Listening to music poolside must be through headphones or ear pods.
7) Each unit owner is entitled to one fob at no cost. The fob is needed for access to either pool area or to the gym. A 2nd fob may be acquired for $25.00.
8) All units are assigned one reserved parking space. Your vehicle must be parked in your
assigned spot or a guest spot. Vehicle repair/maintenance or car washing is not permitted on condominium property.
9) The association does permit you to have a non-commercial personal pickup truck .The pickup truck cannot have any signage or commercial writing or visible ladders or work tools. Enclosed tool boxes are subject to review by the Association. All vehicles must fit within the innermost lines delineating the parking space. But before buying or bringing a pickup truck please verify with the association that it will qualify.
10) Vans configured for passenger usage are allowed . But the usage still cannot be for commercial purposes or for any type of pay for hire, such as Uber or Lyft. Automobiles and SUVs also cannot have visible UBER or LYFT signs. But before buying a van please verify with the association that it will qualify.
11) Seasonal residents can leave a vehicle parked for the off-season (May-Nov) covered by a tarp - with registration with the association office.
12) The stairwell exit doors are not to left propped open.
